HVAC Maintenance Service Program
When cleaning and inspecting all components of your Heating, Ventilation and Air Conditioning (HVAC) System, West Coast Steam Clean strictly abides by the National Air Duct Cleaners Association Standards as well as those set forth by the Environmental Protection Agency (EPA). When necessary, we utilize an EPA-approved biocide to disinfect all system components, including: the return system, air handler, heat exchanger, blower, coils, distribution plenum, diffusers/registers, and supply duct-work. When the comprehensive, thorough system inspection is complete, we will inform you of any parts in need of repair. Lastly, we will resurface the air handler with EPA-approved anti-bacterial/fungal coating that will help to prevent future fungus and bacteria build-up, as well as prolonging the life of the fiberglass liner.
HVAC System Cleaning:
Air Handler

Our technicians will carefully remove your system’s blower for the deepest clean possible. Depending on the state of the blower, the technician will air-wash or strip it to wash the fan and housing.

The evaporator coil will be foam-washed, using a high-alkaline detergent that exfoliates and lifts the dirt from the coil’s center, where it will be rinsed or vacuumed away.

The primary drain pan will be wiped down, and the technician will ensure that the drain is clear.

All of the insulation will be contact-vacuumed to ensure a leak-free system.

All hard surfaces will be cleaned with de-greaser, and then an EPA-approved sanitizer will be applied and the blower will be run for 15-30 minutes to speed-up the drying process.
Return Duct-work

Our technicians will connect the recovery unit to the return duct-work, removing any remaining contaminants.

The duct will be cleaned with an air-forced (or contact brush) agitator (for split-systems, we will hand-clean the air handler’s plenum).
Supply Duct-work

We will connect the recovery unit to the supply duct-work and clean the branch runs.

We will move the debris toward the trunk with an air-agitator (unless contact brush system is used).

When all the inside runs are clean, we will clean the trunk by working back toward the recovery unit.
Duct Access/Restoration

We will repair and seal all openings cut into the duct-work by the air-tight NADCA standards.

We will use special metal patches, screws and mastic tape to completely seal all openings.

If necessary, we will also repair/seal your insulation.
Restoration and Clean-up

We will use a negative-pressure process, combined with the use of drop cloths, to control almost all debris, helping to ensure that the only trace of our presence is cleaner, fresher air.

Additionally, we will also dust and vacuum our work areas in order to guarantee your home is spotless.
After Air-Duct Cleaning

We will use an EPA-approved sanitizer and deodorizer to help keep your HVAC and duct system clean and unharmed by microorganisms, foul odors and particles.

Deodorizers: Our choice product, Air Duct Odor Eliminator, is specially formulated for air-duct cleaning. The deodorizer we use controls odors and sources of indoor pollution; the product attacks the odor at the source rather than masking it over. The odor will truly be eliminated.
